Strategy

It was a Seller's market, but starting to turn and we didn't want our sellers to miss out. Gavin wanted every advantage and decided to put a sign on the property several days prior to the listing day. Even though the market was starting to slow, Pemberton Heights didn't have many listings and was a desirable neighbourhood on the North Shore. Gavin decided to mail a Coming Soon flier for the property to increase exposure prior to listing. The strategy was to list the property on the MLS as normal, but between the sign and the flier, he received several calls in the days leading up. 

Marketing

Professional photos, video and professional floorplans along with drone footage were created to market the home. The video included scenes from the local area to showcase the great neighbourhood. The staging that was added was light and bright to compliment the home.  The drone footage was done to fully showcase the large lot size and the flat back yard. 

Outcome

The home was privately shown several times in the lead up to the listing. Of those showings, Gavin received an offer that had terms acceptable to the Seller. MLS is a powerful tool to sell a home, but on this occasion, and for these market conditions, marketing the home prior to listing gave our sellers an edge.
